PHASE 1
Concept & Consultation
This is where your journey begins. We take the time to understand your vision, site conditions and project scope. Early collaboration ensures a strong foundation for everything to come.

STEP 1
Meet Your Consultant
We discuss and explore with you the parameters of your project: needs, preferences, timing and budget.An onsite visit is strongly recommended to help achieve the best result.
STEP 2
Design Development
Whether you already have an approved DA or are still imagining what your home might look like, we can help you at every stage of your journey.
STEP 3
Architect Engagement
Upon your approval we provide an architect fee proposal tailored to your brief.Fees: Architect fee proposal as per briefStage 1 master plan & schematic design payable
STEP 4
Masterplan Refinement
When the architect is engaged and payment for the 1st Stage (Master plan) is released. We convene a meeting to table the first masterplan concept and indicative costings with you.
Depending on your feedback this may involve several revisions
PHASE 2
Design Finalisation & Documentation
Now your vision starts to take shape in detail. This phase transforms concepts into details plans and sets the groundwork for accurate quoting and approvals.
STEP 5
Schematic Design
In this step, detail is added to the drawings: expanded elevations, addition of cross-sections and annotations of external and internal finishes.
Milestone:
Sign off schematic design
Fees: Stage 2 – DA drawing fees issued
STEP 6
DA Drawings & Working Drawings
Create drawings suitable for Development Application (DA) or Complying Development Certificate (CDC) and estimating.
Sign off on DA drawings & Commence construction drawings construction.
Fees:
Stage 3 Construction drawings and structural engineer’s report. Price to be confirmed at completion of DA drawings
STEP 7
Developing Your Specification
We can connect you with one of our trusted interior designers to guide you through the exciting process of selecting your finishes.

STEP 8
Tendering
Tendering is a critical step that allows us to generate highly accurate costings for your project. As part of this service, which is provided for a set fee, we work closely with you to revise the specification—and even aspects of the design—as needed to bring costs in line with your budget goals.
PHASE 3
Approvals & Agreements
This phase ensures all the official boxes are ticked. From development applications to signed contracts, we handle the paperwork so you can focus on the exiting part – building your new home.

PRE-CONSTRUCTION MEETING

Statutory Requirements
Prepare Development Application (DA) or Complying Development Certificate (CDC) and Construction Certificate (CC).
This includes ordering BASIX (NSW only), ARC if applicable, plumbing and other statutory reports.

STEP 10
Drawing Up Your Contract
We draw up the contract specifying the contract period, inserting any relevant Allowances and inserting the Progress Payment Schedule.
In NSW we use the Department of Fair Trade Template.
In QLD we use the QBCC template
STEP 11
Council Approval Granted
Congratulations! We sign contracts.
Home Warranty Insurance is arranged.
Signed copies of the contract and consent are forwarded to your banker at this point.

Contract signed
STEP 12
Pre-Construction Meeting
Meet & greet your project manager and contract administrator.
We schedule construction and go through the plans and specification with you one more time before construction begins.
PHASE 4
Construction & Completion
It’s time to bring your vision to life. From the first pour to final handover, we manage every stage of the construction process with care, professionalism and clear communication.

PRACTICAL COMPLETION - STEP 16
HANDOVER
STEP 13
Construction Certificate Issued
Site works commences.
On-site trades are mobilised by your supervisor.
STEP 14
Construction Continues
Construction continues according to your contracts and inspection schedule.
Your project manager leads the way.
Fees:
Progress payments per schedule received within 5 days of invoice
STEP 15
Practical Completion
Our project manager works with the trades, Inspector and our office team to ensure that all certificates relevant to issue of the final Occupation Certificate are compiled.
Milestone:
Occupation certificate issued
STEP 16
Handover
Your Home is complete and ready for you to start enjoying!
Fee:
Final payment is required prior to keys being handed over
Warranty Period:
The Warranty phase includes resolving any minor omissions and defects noted at handover.
We aim to resolve these items within 13 weeks of handover.
Statutory Warranties provide 2 years cover for minor defects and 6 years for major (structural) defects.
